Avalon Blue Hills is a 276-unit garden-style apartment community located at 1 Avalon Drive on the Randolph-Canton city line, set in a wooded landscape just south of Boston and adjacent to the South Shore Plaza. The community offers one- and two-bedroom apartments, townhomes and lofts across nine residential buildings. Amenities include an outdoor pool with sundeck, state-of-the-art fitness center, billiards room, outdoor fireplace and lounge, landscaped picnic areas, dog park, playground and resident lounge. The property provides access to I-93 and the Boston Commuter Rail, positioning residents 25 minutes from downtown Boston.

OWNER’S PROJECT MANAGEMENT

A 276-unit, $32M ground-up garden-style community on a heavily wooded suburban site requires an OPM who can manage extensive excavation, blasting and ledge work alongside vertical construction across nine buildings. Matt structured and negotiated the AIA contracts, ran the RFP and bid leveling process, managed the monthly requisition cycle, negotiated change orders from a position of knowledge, and held the GC and design team accountable to AvalonBay's lease-up standards. The result: 276 Class A apartments delivered to a national multifamily operator's expectations.

OPM SCOPE

  • AIA structuring and negotiation with exhibits and addenda

  • RFP production, bid management, and cost analysis across trades

  • Ongoing development with monitoring and forensic analysis

  • Monthly cost reporting, budget reconciliation, and requisition review

  • Change order negotiation and scope protection

  • Vendor review, testing coordination, and QC through closeout

  • Coordination with City of Randolph community impact management

  • Oversight and value engineering to maintain quality within budget
