Bradlee Danvers is a 497-unit Class A apartment community located at 1101 Kirkbride Drive in Danvers, MA, set atop a secluded hill on the storied grounds of a historic landmark just 25 minutes from downtown Boston. The community offers one-, two- and three-bedroom apartment homes featuring quartz countertops, premium cabinetry and full-size washers and dryers. Amenity programming includes an outdoor pool with cabanas, fully equipped fitness center, yoga studio, spin room, boxing room, indoor sports court, movie theater, game lounge and dog park. The wooded setting provides direct access to I-95 and Route 1.
OWNER’S PROJECT MANAGEMENT
A 497-unit, $82M ground-up adaptive reuse on a historic hillside site requires an OPM who can manage the scale, sequencing and historic-fabric coordination of a five-hundred-unit delivery. Matt structured and negotiated the AIA contracts, ran the RFP and bid leveling process, managed the monthly requisition cycle, negotiated change orders from a position of knowledge, and held the GC and design team accountable to AvalonBay's standards. The result: 497 Class A apartments delivered to a national multifamily operator's lease-up expectations.

Contract and legal: AIA structuring, negotiation, exhibits and addenda
