2024 - PresentPROJECT OVERVIEW
The Armory at 127 Amory Street is a 96-unit ground-up residential development in Boston, part of the city's active affordable-housing pipeline. The project delivers 96 residential units on an urban infill parcel with a regulated funding stack tied to HUD and PHFA compliance. The program includes ground-up construction with associated site work, MEP systems, envelope and finishes designed to meet federal and state affordable-housing standards. The development is positioned to expand long-term affordable housing supply in the Boston market and serves as one of Inish Beg's active OPM engagements through delivery.
OWNER’S PROJECT MANAGEMENT
A 96-unit, $57M ground-up build with a regulated capital stack requires an OPM who can coordinate funding-agency exhibits and construction execution in parallel. Matt represents ownership across AIA contract structuring, HUD and PHFA regulatory coordination, RFP production and bid leveling, monthly requisition review and change order negotiation. The federal and state compliance overlay adds documentation rigor that flows through every package and pay application. The result: ownership gets a single accountable point of leadership from pre-construction through substantial completion.
