This 99-unit supportive housing community in Dorchester has been converted from a former hotel. The property provides fully furnished, single-occupancy studios designed for individuals experiencing homelessness and seniors aged 62 and older, with income-based rental pricing. All units come furnished and include access to 24-hour on-site laundry facilities and a community room. The development is operated in partnership with Pine Street Inn, which provides comprehensive case management and supportive services 24 hours, 7 days a week. The project opened in Fall 2025 at 900 Morrissey Boulevard in Dorchester and serves residents through Boston's Coordinated Access System, targeting the city's most vulnerable populations.
OWNER’S PROJECT MANAGEMENT
Matt Doyle managed the $13 million conversion of a former hotel into 99 supportive housing units for homeless and elderly residents in Dorchester, completed 2024 through Fall 2025 opening. The project required adaptive reuse planning across a multi-story hotel footprint, coordination of full unit furnishings for 99 studios, infrastructure upgrades for 24-hour operations, and integration of Pine Street Inn case management services with facility management. Matt managed the phased renovation of guest rooms into furnished studios, configured a community room and expanded laundry facilities, and coordinated lease-up with the city's Coordinated Access System. The project delivered 99 income-based furnished units with embedded supportive services, meeting Boston's critical need for low-barrier housing.
