PROJECT OVERVIEW

Lenox Apartments is a 285-unit historic affordable housing community located at 136 Lenox Street in Boston's South End/Lower Roxbury neighborhood. Originally constructed in 1939 as the first public housing in Boston dedicated to serving African Americans, the property spans 13 three-story walk-up buildings with one-, two- and three-bedroom apartment layouts. The Lenox Apartments Historic District is entered into the National Register of Historic Places, with landscaping originally designed by the Olmsted Brothers firm. Renovated amenities include a community center with computer learning center, music room, fitness center and resident task force offices.

OWNER’S PROJECT MANAGEMENT

A 285-unit, $69M occupied rehabilitation of a National Register historic district across 13 buildings requires an OPM who can sequence construction around residents in place while preserving the architectural fabric. Matt structured and negotiated the AIA contracts, ran the RFP and bid leveling process, managed the monthly requisition cycle, coordinated historic tax credit and BHA compliance reviews, negotiated change orders from a position of knowledge, and held the GC and design team accountable to historic preservation standards. The result: 285 modernized public housing units delivered to Energy Star and green building certifications with preserved long-term affordability.

  • MBTA and City of Boston coordination throughout construction, including community impact

  • Design team oversight and value engineering to maintain quality within budget

  • AIA contract structuring and negotiation with exhibits and addenda

  • RFP production, competitive bid management, and cost-leveling across trades

  • Vendor package review, testing lab coordination, and quality control

  • Construction schedule development, monitoring, and forensic analysis

  • Change order negotiation and technical review protecting against scope creep

  • Monthly cost reporting, budget reconciliation, and financial requisition review
