Mildred Hailey Apartments is a 435-unit large-scale residential redevelopment located at the existing Jackson Square public housing complex in Boston's Jamaica Plain neighborhood. The Phase I program replaces seven older buildings with seven new six-story buildings containing approximately 690 total apartments. The scope includes 1-to-1 replacement of 253 existing public housing units plus 435 new affordable and moderate-income apartments. The development includes the new Anna Mae Cole Community Center, ground-floor commercial space and a redesigned pedestrian and cyclist-friendly site directly adjacent to the Jackson Square Orange Line station. The seven-acre site sits within a broader 29-acre BHA redevelopment plan.
OWNER’S PROJECT MANAGEMENT
A 435-unit, $130M new construction across multiple six-story buildings on an active public housing site requires an OPM who can coordinate phased construction, resident relocation and Boston Housing Authority compliance in parallel. Matt represents ownership across AIA contract structuring, BHA and city of Boston regulatory coordination, RFP production and bid leveling, monthly requisition review and change order negotiation. The 1-to-1 replacement requirement and Centre Street Partners structure add coordination layers that flow through every package. The result: ownership gets forensic visibility into one of Boston's largest active mixed-income redevelopments.
