Gordon's Woods Condominiums is a 23-unit affordable homeownership community located on VFW Parkway in West Roxbury, MA. The development features a shingled roof, hard plank siding, full glass entry doors and elevator service. All units are Energy-Star certified, with locally crafted cabinets, granite countertops, stainless steel appliances, hardwood floors and crown moldings. The property is administered under the Boston Planning and Development Agency affordable homeownership program, with buyer income restrictions tied to area median income. Residents are minutes from three commuter rail stops in West Roxbury and from Legacy Place and Chestnut Hill Mall.

OWNER’S PROJECT MANAGEMENT

A 23-unit, $6.5M affordable homeownership condominium ground-up build requires an OPM who can coordinate construction with BPDA affordability compliance and condominium-specific quality standards. Matt structured and negotiated the AIA contracts, ran the RFP and bid leveling process, managed the monthly requisition cycle, coordinated Energy-Star certification, negotiated change orders from a position of knowledge, and held the GC and design team accountable to the schedule and finish standards ownership required. The result: 23 income-restricted condominiums delivered to homeownership-grade quality.

OPM SCOPE

  • Negotiate change orders and review claims to block scope creep

  • Coordinate with City on regulatory and community issues

  • Oversee design and conduct value engineering to keep quality within budget

  • Track monthly costs, reconcile against budget, and review all financial requisitions

  • Monitor and manage construction schedule with forensic analysis to track progress

  • Negotiate AIA contracts and manage all exhibits and addenda on behalf of ownership

  • Manage the RFP process with competitive bidding and cost-leveling analysis across trades

  • Review and approve vendor packages with testing lab coordination and quality control
