Brigham Square is a 116-unit, four-story Class A apartment community built in 2013 at 30 Mill Street in Arlington Center, just six miles northwest of Boston and directly on the Minuteman Bikeway. The community offers studio, one-bedroom and two-bedroom residences ranging from 598 to 1,178 square feet. Property amenities include a rooftop sundeck, outdoor lounge with grilling stations, fitness center, community workspaces, cafe with coffee bar, game room and a Package Concierge system. Covered and outdoor parking, controlled access and elevator service round out the building. Residents have direct access to Mass Ave shops and the MBTA red line via Alewife Station.
OWNER’S PROJECT MANAGEMENT
On a project of this scale, the OPM is the owner’s eyes, ears and leverage. Matt structured and negotiated the AIA contracts, ran the RFP and bid leveling process, managed the monthly requisition and cost reporting cycle, negotiated change orders from a position of knowledge rather than deference, and held the GC and design team accountable to the schedule and quality standards ownership required.

RFP production with competitive bid management and cost-leveling across all trades
Change order negotiation and technical review to protect against scope creep
AIA contract structuring and negotiation including all exhibits and addenda
Design team oversight and value engineering to maintain program quality within budget
Construction schedule development, monitoring, and forensic analysis through 2-year delivery
Vendor package review, testing lab coordination, and quality control through punch list
Coordination with City of Arlington throughout construction and community impact management
