Negley Commons Apartments (Negley Residences) is a 45-unit affordable senior care community in Pittsburgh, PA, operated by SR Care. The property provides supportive housing for older adults with affordable rental units and on-site service coordination designed to help residents age in place. The unit mix includes one- and two-bedroom apartments in a mid-rise format with common space programming, accessible design features and supportive services aligned with the SR Care mission. The Pittsburgh location places residents within reach of medical providers, transit and community services.
OWNER’S PROJECT MANAGEMENT
A 45-unit, $14M renovation of a senior affordable housing community requires an OPM who can sequence construction around vulnerable residents in place while coordinating PHFA compliance and SR Care operational standards. Matt structured and negotiated the AIA contracts, ran the RFP and bid leveling process, managed the monthly requisition cycle, coordinated accessibility and senior-housing reviews, negotiated change orders from a position of knowledge, and held the GC and design team accountable to the schedule and quality standards ownership required. The result: 45 preserved senior affordable units delivered with extended building life.
