PROJECT OVERVIEW

Ironwood Apartments is a 40-unit luxury apartment community located at the Saugus North Shore location, formerly known as The Fairmount. The project involved comprehensive fire restoration and modernization of the existing structure. The community features a mix of studio and one-bedroom apartments with in-unit washer-dryer, elevator access, covered garage parking, and premium amenities including a fitness center, community lounge, and rooftop spaces. Situated just north of Boston with easy access to the MBTA, Routes 1 and 128, and Logan Airport, the property offers suburban living with quick commuter connections. Managed by Forest Properties, the redeveloped community provides modern luxury living in a rehabilitated North Shore setting.

OWNER’S PROJECT MANAGEMENT

A 40-unit, $8M fire restoration in an occupied luxury building requires an OPM coordinating extensive remediation with active residency. Matt structured the reconstruction financing and phasing to minimize tenant displacement, managed the negotiation of insurance claims and restoration budgets, and oversaw coordination between the fire restoration contractor and building systems upgrades. He ensured ongoing property operations during construction, tracked compliance with building code upgrades, and negotiated change orders against detailed scope documentation. The result: fully modernized units with preserved occupancy and tenant satisfaction maintained through a complex rebuild.
