Stratton Hill Park is a 156-unit affordable apartment community located in Worcester, MA. The property delivers one-, two- and three-bedroom apartment homes serving low-to-moderate income families through HUD and Massachusetts affordable housing programs. The community spans a multi-building garden-style campus with on-site management, common laundry facilities, community room and outdoor recreation areas. The Worcester location places residents within reach of major employment centers, I-290, commuter rail service to Boston and the city's healthcare and education corridor. The property contributes to the regional affordable housing inventory across central Massachusetts.
OWNER’S PROJECT MANAGEMENT
A 156-unit, $10M occupied rehabilitation across a multi-building campus requires an OPM who can sequence construction around residents in place while coordinating MassHousing and HUD compliance. Matt structured and negotiated the AIA contracts, ran the RFP and bid leveling process, managed the monthly requisition cycle, coordinated LIHTC review, negotiated change orders from a position of knowledge, and held the GC and design team accountable to the schedule and quality standards ownership required. The result: 156 preserved affordable apartments delivered with extended building life and continued long-term affordability.
