2018 - 20219PROJECT OVERVIEW
Rockingham Village Apartments (formerly Cimarron Apartments) is a 388-unit garden-style apartment community located in Seabrook, NH, just off the I-95 corridor near the Massachusetts border. The property delivers one-, two- and three-bedroom apartment homes across a multi-building campus with full community amenity programming. Site amenities include a swimming pool, fitness center, playground, community room and on-site management. The Seabrook location places residents within reach of the New Hampshire seacoast, Hampton Beach and major employment centers in the I-95 corridor between Boston and Portland. The community serves both market-rate and workforce housing needs in the seacoast region.
OWNER’S PROJECT MANAGEMENT
A 388-unit, $13M occupied rehabilitation across a multi-building garden-style campus requires an OPM who can sequence construction around residents in place at scale. Matt structured and negotiated the AIA contracts, ran the RFP and bid leveling process, managed the monthly requisition cycle, coordinated New Hampshire regulatory reviews, negotiated change orders from a position of knowledge, and held the GC and design team accountable to the schedule and quality standards ownership required. The result: 388 modernized apartments delivered with minimal resident disruption and extended building life across the property.
