PROJECT OVERVIEW

The Clarke Distribution Showroom at 7 Tide is the 37,382-square-foot New England flagship for Sub-Zero, Wolf and Cove luxury kitchen appliances, located in Boston's Seaport District steps from the Boston Design Center. The showroom and test kitchen presents working kitchen vignettes designed by local kitchen designers, allowing homeowners, designers, architects and builders to view and test luxury appliances in fully designed kitchen environments. The space also hosts other luxury home design brands alongside Clarke, creating a destination luxury kitchen showroom in a historic Seaport building purchased and renovated by Clarke under the leadership of third-generation president Sean Clarke.

OWNER’S PROJECT MANAGEMENT

A 37,382-square-foot, $5M historic-building commercial fit-up for a luxury appliance showroom and test kitchen requires an OPM who can coordinate live-fire commercial kitchen MEP, brand-quality finishes and Sub-Zero/Wolf/Cove showroom integration. Matt structured and negotiated the AIA contracts, ran the RFP and bid leveling process, managed the monthly requisition cycle, coordinated commercial kitchen MEP and life safety reviews, negotiated change orders from a position of knowledge, and held the GC and design team accountable to luxury showroom finish standards. The result: a destination luxury kitchen showroom delivered to brand standards in Boston's Seaport.

OPM SCOPE

  • Monthly cost reporting, budget-to-actual reconciliation, and financial requisition review

  • Construction schedule development, monitoring, and forensic analysis throughout 2-year delivery

  • Change order negotiation and technical review protecting against scope creep

  • Vendor package review, testing lab coordination, and quality control through closeout

  • RFP production, competitive bid management, and cost-leveling analysis across trades

  • Design team oversight and value engineering to maintain quality within budget

  • MBTA and City of Boston coordination throughout construction and community impact

  • AIA contract structuring and negotiation with exhibits and addenda
