PROJECT OVERVIEW

The Residences at St. James is a 32-unit affordable senior housing community developed by North Shore Community Development Coalition through adaptive reuse of a former St. James parochial school in Salem's McIntire Historic District. Part of the larger Salem Schools project, the property was completely renovated to modern standards while preserving the original building's character. Unit types include studios, one-bedroom and two-bedroom apartments, all restricted to households with at least one member aged 62 or older. The building features large windows, high ceilings, abundant natural light, community room, laundry facilities, outdoor patio and on-site parking. Proximity to the Mayor Jean A. Levesque Community Life Center provides supportive services and programming for residents.

OWNER’S PROJECT MANAGEMENT

A 32-unit, $14.5M adaptive reuse of a historic school building for seniors required an OPM managing complex renovation logistics alongside historical preservation compliance. Matt negotiated the financing structure across multiple funding sources including MassHousing and historic tax credits, managed the AIA renovation contract and baseline scheduling, and coordinated city historic district reviews throughout construction. He oversaw systems upgrades necessary for residential occupancy while respecting the building's historic exterior and interior details. Careful sequencing allowed continuous community programming at the adjacent Levesque Center during construction. The result: 32 homes for seniors with preserved affordability and a restored historic landmark.
